If you’ve driven along Canton Road near Cumming City Center in Forsyth County recently, you may have noticed something new happening. Site work is officially underway on Cloverhill at Cumming City Center, a new residential community that could be another important step in the evolution of Cumming and the Forsyth County real estate market.
Toll Brothers announced in late September 2026 that construction is underway at 519 Canton Road in Cumming, with the community expected to open for home sales in spring 2027.
What makes this development particularly interesting isn’t simply the addition of more new homes. It’s where those homes are being built.
New Homes Within Walking Distance of Cumming City Center
Cloverhill is planned as a mix of luxury townhomes and detached single-family homes located within walking distance of Cumming City Center.
That’s significant for an area where buyers have traditionally expected to drive to most shopping, dining and entertainment destinations.
Cumming City Center has been developed as a community gathering place with restaurants, shops, green spaces, trails, entertainment and the Lou Sobh Amphitheater. The City of Cumming describes the development as having a “main-street Americana” feel, with approximately 117,000 square feet of retail space along with parks, trails and other public spaces.
Now, residential development is increasingly becoming part of that environment.
What Is Planned at Cloverhill?
Cloverhill will include three different home collections, giving buyers options ranging from townhomes to detached single-family residences.
The Alder Collection is expected to feature townhomes of approximately 1,900 square feet, with pricing anticipated to begin in the mid-$500,000s.
The Juniper Collection will offer larger townhomes of more than 2,600 square feet, anticipated to start in the mid-$600,000s.
The Wildflower Collection will consist of detached single-family homes of more than 2,300 square feet, with anticipated pricing beginning in the upper-$600,000s.
Plans also call for community amenities including a clubhouse, swimming pool, fitness center, tennis courts, playground and gathering spaces.
Why This Matters for Cumming Real Estate
For buyers considering homes in Cumming, Georgia, developments like Cloverhill highlight an interesting shift.
Location has always mattered in real estate, but buyers increasingly look beyond the house itself. Convenience, recreation and proximity to places to eat, shop and gather can all play a role in deciding where to live.

Those factors can make two homes only a few miles apart feel like very different buying decisions.
Another Sign of Change in Forsyth County
Forsyth County has experienced substantial growth for years, but Cloverhill represents an interesting kind of growth.
Instead of simply adding another subdivision farther from commercial centers, this project places new housing immediately adjacent to an established community destination.
Whether that model becomes increasingly common in Forsyth County remains to be seen. But for buyers and homeowners watching the Cumming, GA real estate market, the area surrounding Cumming City Center is becoming particularly interesting.
