If you live in Forsyth County — or you’re considering buying a home here — one of the biggest development stories in North Georgia is becoming harder to ignore.
The Gathering at South Forsyth, the massive mixed-use development proposed near GA 400, Ronald Reagan Boulevard and Union Hill Road, is beginning to move from plans on paper toward activity on the ground.
Developers announced in September 2026 that site work is beginning in earnest, including grading more than 90 acres. The current development timeline calls for several months of site preparation followed by utility and electrical work, with construction planned to begin in summer 2027.
And while much of the attention has centered on the possibility of bringing NHL hockey back to the Atlanta area, there is another question Forsyth County homeowners and prospective buyers should be asking:
What could a development of this size mean for real estate in South Forsyth?
What Is The Gathering at South Forsyth?
The Gathering is a proposed approximately $3 billion mixed-use entertainment district in South Forsyth County.
Plans presented to Forsyth County include an approximately 700,000-square-foot arena with about 18,500 seats, along with a substantial amount of retail and office space, hotels, residential development and a connection to the Big Creek Greenway.
The plans also include as many as 1,800 multifamily residential units and 150 single-family detached homes.
The arena has received the most attention because developers hope it could eventually become home to an NHL expansion franchise.
There is an important distinction, however: Forsyth County has not been awarded an NHL team.
As of September 2026, the NHL has not made a decision to award an expansion franchise to The Gathering. The development team continues to pursue that possibility, but the league has indicated that the project is not currently in a formal expansion application phase.
So, while an NHL team would obviously be a major development for the area, local homeowners should look beyond hockey when considering the potential impact of The Gathering.
Why This Could Matter to Forsyth County Homeowners
Large mixed-use developments can change how people perceive and use an area.
The Gathering is designed to create a destination where people could potentially live, work, shop, dine and attend entertainment or sporting events within the same district.
For homeowners in South Forsyth, that could mean new restaurants, retail and entertainment options closer to home. It could also bring additional employment and commercial activity to the GA 400 corridor.
And from a real estate perspective, accessibility to desirable amenities is one of many factors buyers consider when choosing where they want to live.
That doesn’t mean homeowners should assume that The Gathering will automatically increase nearby home values. Real estate values are influenced by many factors, including interest rates, housing inventory, schools, neighborhood characteristics, the broader economy and the eventual execution of the development itself.
But a project of this scale is certainly worth watching.
The Other Side of the Equation: Traffic and Growth
There is another issue that will likely be just as important to local residents: traffic.
Forsyth County has experienced significant growth for years, and anyone who regularly travels GA 400 knows that transportation infrastructure is an important part of the conversation.
A major entertainment district capable of attracting thousands of visitors creates both opportunities and challenges.
Future road improvements, access points, traffic patterns and infrastructure investments surrounding The Gathering could therefore be just as important to nearby homeowners as the restaurants, entertainment and other amenities the development could bring.
For buyers considering neighborhoods near the project, proximity may ultimately be viewed differently depending on the individual buyer.
Some may value being minutes away from a major entertainment and dining district. Others may prioritize quieter surroundings or distance from event traffic.
That’s why understanding the individual neighborhoods surrounding the development will matter.
Forsyth County Is Competing With Alpharetta for the NHL Spotlight
There is another interesting twist to this story.
Forsyth County isn’t the only North Atlanta suburb pursuing a potential NHL arena.
In August 2026, Alpharetta approved rezoning that could allow North Point Mall to be redeveloped into a sports-anchored entertainment district with an arena if an NHL franchise is ultimately awarded to that effort.
That creates an unusual situation along the GA 400 corridor: two enormous potential developments, both tied in some fashion to efforts to bring professional hockey back to metro Atlanta.
Regardless of what eventually happens with NHL expansion, the amount of development attention focused on the northern Atlanta suburbs says something important about how this part of the metro area continues to evolve.
What Should Forsyth County Buyers Be Watching?
If you’re thinking about buying a home in Forsyth County, particularly in South Forsyth, there are several things worth following as The Gathering progresses:
Construction progress. Site preparation is one thing; vertical construction and completed phases will provide a much clearer picture of what the development will ultimately become.
Transportation improvements. Watch how road projects and access around GA 400, Ronald Reagan Boulevard and Union Hill Road develop alongside the project.
Retail and restaurant announcements. The businesses that ultimately commit to the development could have a meaningful effect on how attractive the district becomes as a destination.
Residential development. The addition of new apartments and homes will add another dimension to the South Forsyth housing landscape.
The NHL decision. An NHL franchise would dramatically increase the national visibility of the project, but buyers shouldn’t make a real estate decision based on the assumption that a team is guaranteed.
Could The Gathering Change South Forsyth Real Estate?
Potentially — but the most interesting story may not simply be whether home prices go up.
The larger question is how The Gathering could change the lifestyle and identity of South Forsyth.
For years, Forsyth County has attracted buyers looking for suburban communities, highly regarded schools, newer housing and access to the North Atlanta employment corridor.
A large-scale entertainment and mixed-use destination could add something different: a regional attraction capable of drawing people into Forsyth County rather than simply serving residents who already live here.
That could influence where buyers search, which neighborhoods receive additional attention and how prospective homeowners think about living along the GA 400 corridor.
The effects won’t happen overnight, and there are still major unanswered questions about the project.
But with site work now getting underway, The Gathering is no longer just an interesting proposal for Forsyth County residents to watch.
It’s a development that local homeowners, buyers and sellers should be paying attention to.
