One of the questions I hear most from buyers considering a move to Forsyth County is some version of this: “Is this area going to keep growing?” It’s a smart question. And the answer, backed by data and the county’s own strategic planning, is a clear yes.

Understanding why the local economy is as strong as it is helps explain why real estate in Forsyth County remains a sound long-term investment — even as the market goes through the natural recalibration we’re experiencing in 2026.

A County That Grew Faster Than Almost Anywhere in America

Forsyth County’s growth over the last two decades has been exceptional by any measure. The population has climbed from roughly 98,000 residents in 2000 to more than 284,000 today — a gain of nearly 190% in 25 years, making it one of the fastest-growing counties in the United States. That growth has not been accidental. It has been driven by a deliberate combination of quality schools, low taxes, public safety, strategic location along GA-400, and a business environment that attracts both employers and entrepreneurs.

The county’s proximity to Alpharetta and the broader North Fulton technology corridor — one of the most dynamic employment hubs in the Southeast — means that thousands of Forsyth County residents work in high-paying professional and technology roles without having to commute to downtown Atlanta. That income profile has a direct impact on home values: Forsyth County consistently ranks among the wealthiest counties in Georgia, and median household incomes here run well into six figures.

A Diversified and Growing Economic Base

The county’s major employment sectors are well-diversified. Professional, scientific, and technical services account for the largest share of employment, followed by retail trade and healthcare. Northside Hospital Forsyth — a major regional medical center — serves as an economic anchor, and its growth has generated a halo effect of satellite medical offices, specialty clinics, and healthcare-adjacent services throughout the county. The Forsyth County School System itself is among the largest employers by headcount, a reflection of both the district’s size and its continued expansion.

Advanced manufacturing also plays an important role. Large employers like Tyson Foods and Koch Foods of Cumming employ thousands, and the county continues to attract specialized production facilities in areas like metal fabrication, plastics, and automation.

The Forward Forsyth Strategic Plan

In late 2025, Forward Forsyth — the county’s public-private economic development partnership — unveiled its 2026–2030 Economic Development Strategic Plan at the county’s annual Economic Development Summit. The plan is described as a focused, results-driven roadmap designed to strengthen Forsyth County’s economic competitiveness, balance the commercial tax base, and attract higher-paying jobs in targeted growth sectors including advanced manufacturing, technology and R&D, data services, e-commerce, and life sciences.

Forward Forsyth is a collaboration between the Forsyth County Chamber of Commerce, Forsyth County Government, the Development Authority, the school system, Lanier Technical College, and the University of North Georgia. The fact that these institutions are working from a unified strategic vision is a meaningful signal for the long-term trajectory of the county’s economic health — and by extension, its housing market.

What Economic Strength Means for Home Buyers and Sellers

Strong economies support strong housing markets. When employment is stable, incomes are growing, and people are choosing to move to a community, the demand for homes remains healthy. Forsyth County’s unemployment rate has consistently tracked below the state average — often below 3% — even as the broader economy has navigated uncertainty.
